CONDO DESCRIPTION:
Welcome to Cozumel! We invite you to spend your vacation in this spectacular 5000 sq. ft. penthouse located directly on the beach in Cozumel, Mexico. Here you will enjoy incredible views of the colorful waters from 90% of this home. This Mexican villa is tastefully decorated with lots of Caribbean color, along with four gorgeous murals painted throughout the living space! You’ll relax in a hammock, watch the sun set as the ships pass, swim in a roof-top lap pool, walk on the beach for miles or simply relax!
For comfort and privacy, there are four bedrooms each with their own private bath. The living, dining area, and kitchen, open up to the outdoor wrap-around balconies. Dine inside or out--both have seating for eight guests. There are several hammocks situated around the exterior balconies for added relaxation. Our top level has a private rooftop solarium with a 40 ft. infinity lap pool, wet bar, fifth bathroom, outdoor shower, Palapa for shade, sun deck with patio furniture, stereo equipment and CD’s for your enjoyment! Ask us about the mariachi band that will play for you on this rooftop!
As a guest you, are also invited to use the two condo association pools on the grounds of this property. One is located on the beach in front of the villa (as shown in the photos) and the other is located to the side of our villa on the ground level. You will find miles and miles of beach accessible right from your back door!
The owner has multiple properties for additional guests. See our one bedroom condo located on the first level. This one bedroom unit sleeps two to four guests (see one bedroom “Casa Bella”. ) Together these two properties sleep ten to twelve guests privately and comfortably!

From the Cozumel Airport:
• Take a right at the traffic circle leaving the airport
• Follow this road to the ocean
• Take a left at the ocean
• Follow the ocean road all the way to Residencias Reef (RR). RR will be located ocean side 12.9 KM from the center of
town (the town center is at the Ferry Dock.)
You have arrived at your destination!
FROM THE CANCUN AIRPORT:
It is very convenient to fly into the Cozumel airport. Depending on your departing city, you may check travel rates into the Cancun airport.
A 45 minute bus or taxi to the Playa Del Carmen Ferry Dock, then a 30 minute boat ride to Cozumel, may have you arriving to the island before a direct flight at a lower rate!
WHAT'S NEAR THE PROPERTY?
- The island is 27 miles long and 10 across and is very easy to get around. One road goes all the way around it all! You must take a trip to the other side of the island. Visit the Mayan Ruins, the tequila factory, stop at Coconuts for lunch, the lighthouse, walk on Playa Bonita Beach, shop with the road side vendors and more!
- All water sports are available within walking distance of this villa
- We have arrangements with a dive master who will send his boat to pick up your passengers for diving snorkeling or fishing on the dock in front of the property
- Two condo association pools. One located in front on our private beach and one on the side of the villa ground level. The entire grounds of Residencias Reef Association are for guest use
- Facing the ocean next door to the left 2-3 minute walk is Paradise and San Francisco Beaches. These public beaches have restaurants, bars, shopping, and water sport equipment for rent, parasailing, jet skis, massages and beach furniture.
- Also to the left, you may walk for miles and miles on the beach! As you walk, you will pass many public beach clubs that will welcome your visit!
- Within a half mile is Mr. Sanchez beach (horseback riding). Stop here for lunch and a great American hamburger!
- Also within a half mile is Playa Mia Water Park and Zoo (for children and adults too).
- To the right of our location is a hotel which has a day spa. A pass can be purchased to use their facilities daily such as water sport equipment, tennis, health club, buffet etc.
- We are about a mile on the same street as Chankanaub National Marine Park Dolphin discovery. Here you can swim with the dolphins. Although located downtown is the new Dalphanis Discovery where there is more sea life to experience at lower rates

RENTING A CAR
We recommend renting a car. Although taxis are accessible quickly from the nearby hotels, your own vehicle will provide you with the flexibility to see the island, visit the town for dinner and shopping. The island is very easy to get around. There is one road that goes around the entire island and most major attractions are on the same road as our property. Thrifty Car Rental is our company of choice. Rent the vehicle on the internet and pick it up right at the Cozumel airport. TELEPHONE & INTERNET SERVICE
The villa is equipped with a Vonage phone. You will be given the phone number once you have secured your rental. Your friends and family will reach you in Cozumel Mexico by calling a US telephone number. There is no charge for you to call anywhere in the US from this phone. Free wireless internet service from this villa, YOU MUST BRING YOUR OWN LAPTOP. Your laptop must be wireless enabled; we do not provide technical support. If you choose to leave it behind, there are many internet cafes on the island open late.
RESTAURANTS
Some of our favorite restaurants for dinner are downtown. They are all within walking distance from the town square; our absolute favorite is Especias! We also recommend Prima, Guidos, LaChosa, ElCapi Navagenti, Pepe’s, LaCocay, Wynston/Prima 2 and Ponchos Back Yard. The beach bar/restaurant next door to our property (walking distance) is a favorite lunch spot. Nightlife famous Carlos & Charlie's, Senior Frogs, Viva Mexico and many more…..
DIVING – SNORKELING – FISHING:
Our favorite Padi Instructor is Hernan Bacelis – Contact Hernan at hernanbacelis@hotmail.com his dive shop “The Reef” located at 15 Av. Entre 5y7 Sur #512 011-52-987-872-4205 or cell phone 011-51-987-876-1001. Hernan’s boats will pick you up on the dock in front of the property. He has entertained many of our guests whether a seasoned scuba diver or first time, as well as snorkeling.
Snorkelers can enjoy the reef in front of the property or walk next door to Paradise beach for daily excursions to different reefs around the island.
KITE SURFING:
